EYG’s garden rooms can be made in a variety of sizes, and will be constructed using 1m sections, so can be, for example, two metres, three metres and so on. The exact size is all your choice, as long as you work in one-metre lengths when deciding.
You get to choose not only rhe size, but also the colour of the external cladding, internal cladding, and the flooring.
You also choose where your windows and doors go, and which style, whether it's bifold doors, patio or French doors for example.
Customers can also select the colour of their window and door frames, to create a bespoke garden building which suits their personal taste.
No, that’s part of the beauty of a garden room! Because they are just under the 2.5m threshold for planning permission, none is needed, which speeds up the whole process.
There are a few exceptions, such as whether you live in a listed building or in a national park, but by and large, you will not need planning permission for your garden room.
There are a few conditions, for example, your garden room must be sited in your back garden and not in front of your home.
The total surface area of your garden room must not exceed 50 per cent of the total space of your garden; and it should be single storey and less than 3 metres high.
If it’s within two metres of your neighbouring boundary, then it has to have a maximum height of 2.5 metres.
There are also rules against living in the garden building – it cannot be a dwelling.
The building is essentially classed as an incidental outbuilding, so cannot be attached to your main home, and provided it isn’t used as a work premises where customers come and go, it will not affect the neighbours and therefore won’t require special permission.
Building regulations
Building regulations are not needed for garden rooms, as long as it’s not attached to your main home and the the floor area is less than 15 sqm.
It also does not need building regulations if it doesn’t include sleeping accommodation.
However, if you’re installing electrics, they will need to comply with part P of the Building Regulations.
Because you do not need planning permission for a garden room, the whole process is far quicker. From coming out to discuss design, we then get back to you with a price. From then, we would aim to be on site within four weeks.
The base takes two days to complete, and then the timber and UPVC frame is erected. The roof and final additions of electrics and heating are then installed. This process takes around a week.
So the entire process from enquiry to finished garden room is around six weeks.
Customers can choose to get the base, electrics, and flooring built by EYG, or installed themselves if they wish.
