Will I need planning permission?
Most tiled conservatory roofs do not usually require planning permission.
According to guidance issued by the Department of Communities and Local Government (DCLG) in September 2010, a conservatory or orangery must have a significant proportion of translucent walls and roof – although a minimum or maximum percentage is not stated.
When adding a new roof, Building Regulations approval is NOT needed if your project is:
- At ground level - and be less than 30m2 in floor area.
- Thermally separated from main dwelling - by walls, windows or doors
- Unattached to dwelling’s main heating system.
If work is carried out that significantly reduces the proportion of glazing or translucence, the project is no longer considered exempt - and the whole structure WILL require approval from the local authority. Click here for more details.
If planning is required, we can remove the hassle by securing permission on your behalf – making sure your project is 100% compliant.
