Do replacement conservatory roofs need planning permission?

Most replacement conservatory roofs do not need planning permission.

Will I need planning permission?

Most replacement conservatory roofs do not usually require planning permission.

According to guidance issued by the Department of Communities and Local Government (DCLG) in September 2010, a conservatory or orangery must have a significant proportion of translucent walls and roof – although a minimum or maximum percentage is not stated.

When adding a new roof, Building Regulations approval is NOT needed if your project is:

  • At ground level - and be less than 30m2 in floor area.
  • Thermally separated from main dwelling - by walls, windows or doors
  • Unattached to dwelling’s main heating system.

If work is carried out that significantly reduces the proportion of glazing or translucence, the project is no longer considered exempt - and the whole structure WILL require approval from the local authority. Click here for more details.

How long do these roofs take to install?
